Happy Holidays! We are rounding the corner on the final month of 2022. December is typically a somewhat quiet month for real estate—people take time to pause, reflect and enjoy time with their families.
Overall the market in southern Humboldt is slowing down. As you can see reflected in the monthly totals, the amount of listings is hovering around 220 consistently each month. 12 listings pending/in escrow is consistent with the previous month.
The breakdown on where things are pending is as follows:
- Shelter Cove (5) which continue to be leading the way for market movement.
- Miranda (1)
- Alderpoint (1)
- Ettersburg (1)
- Garberville (1)
- Myers Flat (1)
- Blocksburg (1)
- Petrolia (1)
The interesting thing is the values—all of the pending listings (except 1) are less than $350,000. This directly correlates to the economy/job market in the area at the moment. Jobs and services are an essential component to a healthy real estate market. That being said, the community is going to need to band together to turn things around.
Other hot issue items to keep an eye on are PGE hookups from Fortuna south, complete streets project for Southern Humboldt and Humboldt County code enforcement / abatements.
