Hello and warm wishes to all, especially during these rainy days! It’s time for our monthly real estate digest, where we unpack the latest trends and figures from the Southern Humboldt market.
Real Estate News
January’s highlight was the sale of a sprawling 737-acre ranch, fetching a handsome $1,050,000. On the more modest end, we saw a Shelter Cove lot sell for just $9,750. In the residential sector, a Sprowl Creek home topped the charts at $542,000, while the most affordable home sold was in Rancho Sequoia for $85,000.
Breaking down sales by area, Alderpoint led the way with four properties changing hands. Garberville was close behind with three sales, followed by Shelter Cove and Miranda with two each, and Redway with a single sale.

Reducing Your Property Taxes
And with tax season on the horizon, it’s the perfect time to remind homeowners about the potential savings through California’s “Homeowners Exemption.” This benefit could reduce your property tax bill by up to $7,000 each year. Remember, once you’re approved, this exemption continues until you relocate or sell.
Property Tax Review
Additionally, if you have evidence that your property is being taxed at a value that is higher than its current market value, you can request a property tax value review from Humboldt County. Simply follow this link to initiate a property tax value review.
